T Hangars and Storage units for sale
Four T hangars and 4 storage units for sale at the beautiful Minden Tahoe Airport. KMEV is
the gateway to South Lake Tahoe and the Carson Vally. The growth in the Douglas Co NV
area is exploding, and hangars are nearly impossible to find. The waitlist for the county is
two years for basic T hangars. These hangars were purchased in 2024 with permission
from the county to convert them into a condominium association. The Condo HOA
documents and CCRs have been approved by the county as part of the initial lease
agreement in 2024. The land lease with the county is fresh in 2024 with a 30-year lease with
a 10-year extension available. So, the lease is not even two years into a 40-year lease.
The hangars are depicted in the color diagram. The occupancy permit was given in 2016
and has been a joint rent and commercial use complex. In the lease, aircraft maintenance is
permitted, which is nearly unheard of at this airport in the T Hangar environment. If you
have any aircraft maintenance functions, they are permitted in either the T hangars or the
storage units. All Douglas Co airport rules and regulations must be complied with.
Also permitted in the land lease is the external storage of aircraft because this land lease,
as opposed to every other T hangar complex on this field, is responsible for the entire
asphalt pad surrounding the hangar.
Every T hangar has a gas heater and 220 power in the unit. Three phase power is available
at the building for any heavier electrical needs. Each unit is separately metered for electric
and gas. Every T hangar has had fresh commercial grade hangar flooring epoxy applied in
2025. The complex has insulation on every external wall and every bi-fold door. The doors
are Schweiss bi-fold strap driven with electrical gust locks. All the bi-fold doors have keyed
man doors.
Future Considerations:
There is currently a complex of 13 hangars being constructed across the taxiway from this
complexes pad and there is a high probability that sewer will be ran very close to the
complex allowing for individual water in the T hangars or a pilot lounge with toilet and shower
installed for the collective use of the condo association.
Land lease per month cost: Estimated cost per T hangar is approximately $400/month and
will be based on the sq ft of the hangar. There will be a minor yearly charge for the storage
unit owners as they are considered part of the hangar owners' association.
Also, because of the asphalt pad being part of the lease, I am currently seeking clients for a
three-hangar complex on the west side of the pad for three box hangars approximately 50 x50 dimensions. I have an initial drawing for your inspection from the local engineer that designed this building in 2013. These hangars could possibly be under roof by late summer
2026.
